How We Work with Sellers

At our initial appointment, we will sit down for a relaxed conversation about how the whole home-selling process works, and I will have you take me on a tour of your home, inside and out. I will take detailed notes and photos, if possible, so that we can research how your home compares to other properties that have sold recently in your neighborhood.

At our second appointment we will meet at your home to draw up a detailed plan of action. In particular, we will advise you on:

  • Which projects and repairs should be undertaken (or should not be undertaken) prior to listing.
  • What inspections you should, or should not, obtain.
  • General information about preparing your house to sell, including which furnishings should be removed or remain for showings, which rooms you might consider painting and what maintenance or updates should be tackled. If you live in the house you are considering selling, we will later schedule a consultation appointment with our stager to provide you with detailed and specific information about preparing your house for photographs.
  • What updates to your landscaping will help you improve your curb appeal and increase your sales price.
  • What results you might expect from different pricing strategies and what we recommend for a preliminary list price.
  • What your approximate expenses and net profit will be.
  • A practical and comfortable timeline for preparing the house for the market and for listing and marketing.
  • What types of marketing we will use, including Internet, print and agent-to-agent and we will discuss our marketing strategy.
  • What you can expect to happen once the house is on the market.
  • What happens when the offer is received.
  • What happens between the accepting an offer and the closing.
  • What your level of participation will be.

We don’t have a fixed recipe for selling a home because every home and every seller is different. The strategy we will employ will depend largely on your home, your preferences, your timeline and your personal situation. We will devise a strategy that is effective while having the smallest impact on your day- to-day life possible.

One thing that is consistent with all of the sellers and buyers with whom we work is our energetic involvement and commitment to giving the most excellent service available. You will not be our only client, but it is our desire that you feel that you are.

Based on our years of experience and successful sales, we do have definite ideas about what will be the most effective path to take on any number of variables, including price, preparation, marketing and timing.
